A semirural patch in a booming Hills’ suburb could soon be transformed with a bid to develop 58 industrial units proposed.

Development plans, valued at just under $22 million, have been lodged by MDS Stone for the construction of 46,521sq m of industrial units and office premises at 277-299 Annangrove Rd, Rouse Hill.

The proposed site is in a semirural area which is undergoing marked redevelopment — located in the Box Hill Growth Centre, about 2.5 km northeast of the Rouse Hill shopping centre and Metro Station.

According to the developer’s plans, the site is located on the northern side of Annangrove Rd, intersecting with The Water Lane and Outback St on its northwestern boundary.

Planning documents reveal the site “is likely to undergo rapid transformation over the coming years”.

They add: “To the north of the site across Outback St is a newly emerging low density residential neighbourhood.

“The immediately adjacent sites to the northeast and southwest are future development lots with the same zone as the subject site.”

The proposed site would be subdivided into six lots and include six separate buildings, containing 58 industrial units and 33,448 sqm of office floor space if approved.

The units would be two storeys high while the proposed office complex would be between four and five storeys high.

Planning documents state the proposed development would help “meet the various employment needs of the community”.

“(It) will provide temporary employment through the construction of the development,” documents stated.

“The proposal will also facilitate a significant increase in employment on the site and will contribute to the economic success of surrounding retail and business activities.”

The developer, MDS Stone, has been approached for comment.

This application will be determined by the Sydney Central Planning Panel in the coming months.
