Castle Hill Showground: Developer seeks to alter Precinct East
The masterplan to drastically alter Castle Hill’s skyline is changing once again, with key modifications proposed for the Hills Showground Station Precinct.

Plans for the Hills Showground Station Precinct have received a major shake-up after key modifications were recently lodged.
The Castle Hill Showground Precinct is situated in an area that is undergoing marked urban transformation, as it shifts away from single-family suburban homes and transforms into a high-density residential hub.
It plays a major role in the urban transformation of Sydney’s northwest — the site lies approximately 2.5 kilometres northwest of Castle Hill centre and 250 metres south of the Showground Railway station.
A section has already been approved and will consist of three development blocks — Precinct West, Dorian Drive Precinct, and Precinct East — containing buildings up to 68m in height with a maximum of 1,620 apartments.
The fresh modifications seek to divide Precinct East into five separate lots: three will be for future development, one will be for a neighbourhood park, and the final one will be a public road.
These proposed alterations include changes to the neighbourhood park: reducing its size by 312 sqm and calling for the inclusion of public art.
According to the developer’s plans, “the additional road widening on Carrington Road results in a Precinct East Park of around 3,200 square metres.”
These documents also add that the proposed road is designed “to provide a more seamless transition from park to street.”
This road would intersect with Andalusian Way and De Clambe Drive, with the developer’s plans stating that it will help “minimise vehicular conflicts by reducing traffic movements at a 4-way intersection.”
According to the developer’s plans, this “modification has a positive social impact in providing an improved outcome for road, pedestrians and park users with no significant detrimental impact on the function and usability of the proposed Precinct East Park.”
On October 22 of last year, The Hills Shire Council and Transport for NSW were briefed on these modifications — no objections or concerns were raised.
Currently, the proposed modifications are on public exhibition at the NSW Government’s Major Projects site.
The opportunity for Hills residents to make submissions will close on January 31, 2022.
