Grand plans for a new hotel and the three sky-high towers, one of which will be the tallest in Norwest, is one step closer to reality.
Landcom’s plans for three towers with heights of 11, 23, and 25 storeys, at Brookhollow Av were first revealed in 2018.
The state government organisation has proposed a shift in planning controls to allow a “landmark development”, featuring a hotel, retail outlets, office space and a public plaza in a bid to “activate” Norwest Station Precinct.
A planning proposal has been lodged with The Hills Shire Council to amend the Local Environmental Plan to allow an increase in the building height.
There is currently a height limit of eight storeys at the 9,404 sqm site.
Landcom says the proposed change in height wouldn’t create any “unreasonable visual impacts” or overshadowing, according to the plans.
“The proposal would represent the tallest building within the Norwest precinct, resulting in an appropriate transition in height to this point, from other recently supported proposals in Norwest,” planning documents state.
Other proposed changes to the site’s planning controls relate to floor space ratio and minimum lot size.
“Once completed, the development will provide a thriving new business hub that will maximise street activity, attract new businesses and support around 2800 new local jobs,” a Landcom spokesman said.
“The site is located next to Norwest Station and benefits from an underground pedestrian connection to Norwest Marketown Shopping Centre.”
The state government expects Norwest to be a vibrant commercial centre and provide an additional 15,000 jobs by 2036.
If the planning proposal is approved, Landcom will appoint a developer to prepare and lodge a development application with The Hills Shire Council.
The proposal is on public exhibition until August 24.
