Hills Shire development: Mulpha approved to build three Norwest Metro Station towers
As worker flexbilty is becoming prioritised, one Sydney developer has recognised the growing need for office spaces that feel less like work and more like a home.

Traditional working offices are being rethought, as major developer Mulpha are building to accomodate how people work in The Hills’ fastest growing suburb.
Mulpha won the tender by NSW to build a three multi-level towers that will mix business, education, and retail spaces.
Mulpha’s Head of Developments, Tim Spencer said he believed traditional office spaces featuring cubicles are phasing out as worker’s opt for spaces where they feel at home, with all the comforts included.
“We want to reset the benchmark for 30 years,” Mr Spencer said.
The site, located right outside the Norwest Metro Station on 25-31 Brookhollow Ave, will act as the “central gateway” into Norwest.
The office building will feature outdoor green spaces and a floor plan where office workers aren’t segregated, as well as recreational areas such as pools, gyms and break out spaces.
“We want the spaces to feel like hubs of health and lifestyle, defining how an office should feel and what it should entail,” Mr Spencer said.
Construction is now underway on the first stage of the zero-carbon nine-tower residential development.
Mr Spencer said the days of standard 9-5 jobs are fast evolving – with more flexibility in working hours and locations desired.
“Life changed after Covid and we believe people want work spaces that feel less office and more residential,” he said.
The spaces will provide “activity based” office set ups, with flexible hot-desking and a relaxed open and green plan.
Mulpha’s seven star sustainability rating reflects the company’s commitment to minimise building wastage and build with eco-friendly materials.
Mulpha recently completed construction of The Bond – a 12,000 sqm commercial building in Norwest.
The Bond features specialist medical facilities, including a $10m cancer centre, an IVF clinic and reproductive surgery as well as mental health services and pathology.
Mulpha are continuing to expand Norwest, with the lodgement of a planning proposal for the nearby Norwest Marketown Shopping Centre.
Norwest currently employ over 30,000 workers across 800 organisations, but could see more than double the job count in the coming decades, according to Mulpha.
