“The Bond” medical and health precinct opens at Norwest Business Park

A mega health hub has opened in Sydney’s fastest growing business district, where a childcare centre is also planned.

Sydney’s booming Norwest is one step closer to becoming a major smart city, with a mega medical facility opening today.

“The Bond” features specialist medical facilities, including a $10m cancer centre, an IVF clinic and reproductive surgery as well as mental health services and pathology.

Developers Mulpha are leading the charge at Norwest Business Park, aiming to make the 377-hectare site a jack-of-all trades close to northwest Sydney residents.

Mulpha head of development Tim Spencer said the hub could bring in over 100 jobs when considering “flexible working arrangements”.

The major hub, at Norwest Business Park and close to the Norwest Private Hospital, will feature medical imaging, as well as a cafe and restaurant.

“There will be plenty of diversity in the jobs – which is important when you have medical anchors working side-by-side,” Mr Spencer said.

Mr Spencer said the medical practises, which included obstetrics, gynaecology and orthodontic, would work in tandem.

The Bond features a ground floor retail space as well as six floors of medical and commercial office building spaces.

The Hills is one of NSW’s fastest growing LGAs and Mr Spencer said The Bond would meet the growing health care needs by providing medical infrastructure.

Families will benefit from a childcare centre opening, with 110 spots. as well as “end-of-trip facilities” – which include changerooms and showers – and basement carparking.

The cancer treatment clinic offers access to comprehensive cancer care including surgery, medical oncology, and radiation therapy.

GenesisCare NSW general manager Fergus Rourke said eliminating the long travel times for cancer patients would greatly help in their recovery.

“Having access to care close to home makes accessing treatment easier,” Mr Rourke said.

Mr Rourke said the cancer team would work with surgical, medical and imaging health professionals within the precinct and the nearby hospital.

“Our approach to cancer care aims to provide patients access to seamless, personalised care, so they feel supported through all stages of their treatment,” he said.

According to Paxon Group, The Hills has a 36 per cent higher growth of people over 65 compared with NSW at 28 per cent.

The Hills has an eight per cent higher rate of people with diabetes, resulting in a need for more health services in the region.

Norwest sees 30,000 workers entering daily and the Hills Shire is estimated to reach about 300,000 by 2036.

Mulpha designed the building using sustainable cross-laminated timber flooring, walls and stairs, allowing natural light to enter.

Mr Spencer said the 10,800sq m is leading the way in carbon neutral design.

“It’s a new aged design that actually delivers on the green promise,” he said.

Mulpha is planning two more health and commercial buildings with a further 19,000sq m of space incorporating the “green design”.

“Timber is known to increase feelings of wellbeing and optimism as well as improving concentration for people working within such buildings,” Mr Spencer said.

The Bond is on the corners of Elizabeth Macarthur Drive and Norbrik Drive, within walking distance of buses and the metro station.

Mitchell federal Liberal MP Alex Hawke said the hub would provide essential care to locals.

“The facility will deliver vital care to areas like ours where there is such high need,” Mr Hawke said.
