Dural shopping centre: Huge $16m food, retail, wellness hub at Round Corner extension

A quiet corner of The Hills has been earmarked as the site of a massive shopping centre, complete with supermarket, liquor store, and “wellness precinct”. See the plans here.

A massive shopping centre, complete with supermarket, liquor store, and “wellness precinct”, has been earmarked for the quiet northwest Sydney suburb of Round Corner.

The Hills Shire Council had already approved a $19 million plan to transform the vacant land at 488-494 Old Northern Road, Dural into a sprawling multipurpose development, including retail offerings and residential buildings.

Australian United Securities, billed the Dural development as an extension of the nearby Round Corner town centre.

However, the latest proposal tabled to council on February 14 up-ends the original 2021-approved plans for a five-storey apartment block including 80 units, town houses, 4500 sqm retail space, and restaurant at the site.

New planning documents reveal plans to scrap the residential component of the project and replace it with a sprawling additions to the shopping centre.

“The amending application seeks approval for the construction of additional parking area, medical related uses, a full line supermarket, a liquor shop, a gym and removal of the residential component,” the developer said.

The initial ground-floor supermarket proposed for the centre – a 1078 sqm ALDI supermarket – will almost triple in size with a “direct to boot” service.- It will share a basement loading and back of house space with the liquor shop.

It is unclear whether ALDI still holds the supermarket tenancy.

The ground floor of the shopping centre will also feature seven retail shops, and a further six stationed on the upper level.

The 2021 plans proposed three levels of basement parking for the site, consisting of 285 spaces.

Original plans for the site proposed the “activation” of Old Northern Road with a public piazza, forecourt and bus interchange.

The new plans are expected to cost more than $16.6 million.
