Decision looms for Carlingford aged care facility on Murray Farm Road

The future of a contentious development application for an aged care facility in Carlingford will be decided on Wednesday by the Sydney City Planning Panel.

The fate of contentious plans for an aged care facility in a residential Carlingford street will be decided on Wednesday..

The $34-million project, earmarked for 43-47 Murray Farm Rd Carlingford, was submitted by HB+B Property.

Originally the developer proposed a 132-bed, three-storey facility including a car park, hair salon, wellness salon and kiosk, but public outcry saw it scaled back.

Baulkham Hills state Liberal MP David Elliott, in a letter to Sydney Central City Planning Panel chairwoman Mart-Lynne Taylor, expressed strongly-worded opposition to the proposal.

“The construction of a part three and part four storey residential care facility comprising of 132-beds with basement parking is out of character with the neighbourhood,” he said.

“The area is already unable to cope with the current level of traffic”

There were 45 submissions against the proposal to the panel which referenced the bulk and scale of the development, not keeping with the low density character of the area, concerns around visual privacy, tree removal and traffic congestion.

The Sydney City Planning Panel was briefed on the proposal last year in June.

The Panel raised concerns around height breaches, adverse impacts on neighbours and the proposal being incompatible with the nature of the neighbourhood.

Amended plans were submitted by the developer to reduce the number of beds to 120 and present a two-storey built form to the Murray Farm Rd frontage.

A decision by the Sydney Central City Planning Panel will be made on Wednesday, May 6.

All public meetings by the panel are being held by teleconference due to COVID-19 restrictions.
