Cherrybrook Metro Station: Landcom, NSW Government plans to transform suburb

A northwest Sydney suburb is set for a mammoth transformation, with two NSW Government proposals laying out a bold 20-year vision to deliver up to 3200 new homes and a revamped town centre.

An ambitious 20-year draft masterplan to transform Cherrybrook, paving the way for up to 3200 new homes in a “green village”, has been released as part of as NSW Government push to “renew” the suburb.

The focal point of the bold vision will be Cherrybrook Metro Station, with plans for a 7.7ha site owned by Sydney Metro to be rezoned to allow for five-storey buildings accommodating 390 new homes, as well as 3200 sqm of retail space and 1300 sqm dedicated for community facilities.

The rezoning proposal, lodged by the NSW Government’s development arm Landcom, is currently on exhibition.

Landcom’s plans will complement the colossal 20-year draft vision set out in the Department of Planning and Environment’s (DPE) “Cherrybrook Station Precinct Place Strategy”, which details plans to develop a “green village” in the area surrounding the 7.7ha Sydney Metro-owned site.

The DPE vision encompasses land in West Pennant Hills and Cherrybrook in both The Hills and Hornsby council areas, stretching to the border of Cumberland State Forest to the south and Country Drive to the north, with Castle Hill Rd, running through the precinct.

According to planning documents, the draft strategy would help accommodate the booming population growth in northwest Sydney and “renew” the area.

“(This 7.7ha site) offers a unique opportunity to create a local centre — a destination for local retail, restaurants and cafes, community facilities and a diversity of new homes,” planning documents state.

“(The) Cherrybrook Station Precinct will be a green village — a place that blends the area’s unique leafy and bushland character with the vibrancy and convenience of an accessible, walkable and compact urban village, bringing the forest to the city.”

In this “green village” there are plans for 3200 new homes, 140 new jobs, 2.37ha of open communal space, as well as 1.4km of new walking and cycling paths.

The new homes will be mid-rise apartments, with Castle Hill Rd forming the main entrance into the area.

The Cherrybrook Station rezoning proposal and the Cherrybrook Station precinct place strategy will remain on public exhibition until August 28.

Following this period, submissions will be reviewed by the Department of Planning and, if approved, implementation will be led by both the local councils and state agencies.
