Castle Hill Showground: Precinct East modifications approved, Landcom

The masterplan to drastically alter Castle Hill’s skyline with apartment towers standing up to 68m tall is one step closer to reality following a key approval by the NSW Government.

An ambitious masterplan for the Castle Hill Showground is one step closer to becoming a reality after key modifications were given the tick of approval by the NSW Government.

The showground, which has been home to countless community events and, more recently, an evacuation centre for animals during the March 2022 floods, could soon be revolutionised as part of northwest Sydney’s rapid urbanisation.

The showground lies in the heart of Castle Hill — 250m south of the Showground train station and about 2km away from Castle Towers.

The masterplan consists of three development blocks — Precinct West, Dorian Drive Precinct, and Precinct East — containing buildings up to 68m in height with a maximum of 1620 apartments.

There are also plans for 14,000 sqm of retail, commercial and community spaces, including a new supermarket.

Deicorp have been appointed to deliver the Doran Drive Precinct.

The fresh approvals to Precinct East pave the way for this section of the showground to be divided into five separate lots: three will be for future development, one for a neighbourhood park, and the final one will be a public road.

According to the plans lodged by Landcom, the “modification has a positive social impact in providing an improved outcome for road, pedestrians and park users”.

“(There will be) no detrimental impact on the function and usability of the proposed Precinct East Park.”

According to the developer’s plans, the green spaces will have views over Cattai Creek and there will also be a separate neighbourhood park with a village plaza.

A spokesman for Landcom said the most recent approval paves the way for more community spaces and parks in the showground.

“The approved modification to the park is the next step towards establishing a new transit-oriented neighbourhood at Hills Showground,” the spokesman said.

“The park will provide a shared space for nearby residents and the community to relax, exercise, and meet with friends and family.”

Further plans for the showground are expected to be lodged with the NSW Government over the coming months.
