Castle Hill: Proposed medical centre to operate out of Showground Rd home

A developer is hoping to turn a residential home in Sydney’s northwest into a fully operational medical centre. Here’s the latest.

Northwest Sydney residents could have new options when it comes to local doctors, with a developer hoping to add a medical practice to the growing area.

Plans have been lodged to turn a residential home at 94 Showground Rd, Castle Hill into a medical centre.

The proposal, put forward by developer George Daher, will include four consultation rooms, a reception area, waiting room, kitchen/staffroom, bathroom, and a carpark with 13 spaces.

The statement of environmental effects, put together by Romic Planning on behalf of Mr Daher, outlines the maximum number of medical practitioners to be employed will be four.

The proposed centre will run weekdays from 8.30am to 6pm.

Despite the proposed site being surrounded by other residential houses, it’s not considered “antipathetic with the surrounding land”.

“We would say that the development proposed is compatible with neighbouring low density residential, future increased medium density housing opportunities and non-residential activities,” the report states.

“The proposal will not increase the demand for public services given the site benefits

from existing infrastructure services that can be made available.”

A traffic report, which looked to “address the traffic and parking impacts”, concluded the change from a residential home into a medical centre would have minimal impact on the existing traffic.

“The traffic and parking aspects of the proposed change of use are satisfactory, and the medical centre facility will have a negligible impact on the surrounding parking and transport environment,” the report states.

“The proposed 13 carparking spaces for the proposed development is considered sufficient to handle the project parking demand without causing any increase in safety risk to pedestrians or drivers because of the access and parking configuration.”

The proposal is in the notification stage, which requires all surrounding neighbours to be made aware of the plans.
