A block housing three suburban homes could soon be transformed into a multimillion-dollar six-storey apartment complex in to meet the demands of a booming region in Sydney’s southwest.

Three homes on a suburban street could soon be demolished to pave the way for a multimillion-dollar six-storey apartment complex in a bid to revitalise a “traditional” street in Sydney’s southwest.

Plans have been lodged with Fairfield Council on behalf of Leb Foods Enterprises Pty Ltd for a 49-unit dwelling on 189-193 Ware Street, Fairfield.

If approved, the $19.5m building would have ten one-bedroom units, 18 two bedrooms and 21 three-bedroom dwellings with a single access driveway on the site‘s eastern side.

The plans would also include two-level basement parking for 64 residential parking spaces.

Planning documents state the building would “complement the future character of the area”, despite the slow uptake of high-rise apartments even though zoning allows for tall buildings.

“Apartment development in Fairfield on the western side on Cunningham St has not progressed over the years … as residents have ‘matured’ to this form of housing,” the plans state.

“The scale of the proposed development is considered to be compatible with the scale of the desired future development within this part of Fairfield.”

The developer has pointed out that due to the 18.8m building height and changing building styles over three decades, the proposed building cannot match the current streetscape.

“The streetscape can be considered “traditional” … and their design is characterised by what would have been a contemporary design and form of their day,” the plans state.

As Fairfield’s population continues to age, single houses would be amalgamated and developed as the demand for “well designed residential accommodation complexes” would increase.

“This would translate into a demand for reductions in dwelling size, including more dense dwelling types that offer good security, lower maintenance and a compatible social environment,” the plans state.

“The subject land is ideally positioned for housing development, being close to high levels of transport and services and facilities located within the immediate area.”
