Club Marconi plans five-building $70m aged-care facility

A popular western Sydney club is exploring plans for a multi-tower aged care precinct which is intended to meet the growing needs of the ageing population in the area.

Club Marconi, the largest sporting club in Sydney, has filed paperwork with the State Government to develop a $70 million, five-tower aged-care facility.

The most recent plans before the NSW Department of Planning, Industry and Environment propose 98 units in buildings standing two-to-four storeys tall.

The site of the aged-care precinct would replace a two-storey carpark currently bordering Restwell St, opposite the existing SWIAA retirement village, creating the possibility of inter-relationships between the two facilities.

A central courtyard would be built on top of a basement carpark offering 143 parking spaces, according to planning documentation.

The five buildings would overlook this “large central landscaped courtyard”, if approved.

“We know, in the local area, there’s a strong need for facilities and accommodation for our aged citizens,” club chief executive Tony Zappia said.

“The population is ageing … The club’s intention is to provide facilities for our members and the community.”

Earlier plans proposed building 150 units in towers as tall as nine-storeys, but they have been rolled back following deliberations with Fairfield Council and the NSW Planning Panel, Mr Zappia said.

“We’ve been planning this for four years,” Mr Zappia said.

“We would’ve liked to have this almost completed now, (but we can’t) until we know the size of it all.

“We want to create facilities for people in the community.”

The application is still in the early stages of development.

Club Marconi has filed a site compatibility certificate with the State Government to negotiate if an aged care facility is suitable for the area and, if so, what form it would take. If the certificate is granted, they will then file a development application.

The club has not determined if it would run the facility or licence it to an operator, Mr Zappia said.

A DA application filed by Club Marconi would be the third for an aged-care facility proposed for Bossley Park in a matter of months.

The Olivieri family, the operators of A & L Florist for the last 46-years, have put forward plans for a 144-bed aged care facility for its The Horsley Drive property. Meanwhile, Opal Aged Care, located on Quarry Rd, has put forward a $33m plan to redevelop its existing aged-care facility.
