Boarding house pitched for skirts of Cabramatta town centre

A developer has proposed transforming a fibro home into a multistorey boarding house down the road from Cabramatta’s town centre.

Residents fear plans for a five-storey boarding house in Cabramatta is too tall, will increase congestion and could adversely affect property prices.

Urban Link has proposed investing $6.2m on a 47-room boarding house on the corner of Broomfield and Bridge streets.

About 39 of the boarding rooms would lodge two people, with seven rooms lodging one person. The remaining room would go to a general manager.

All of the rooms will come with a private kitchen, bathroom and balcony, and there would be a shared 112sq m community space.

A two-level basement carpark would have space for 24 cars, 10 motorcycles and 10 bicycles.

The proposed development would replace a single-storey fibro house and garage currently sitting on 885sq m of land. It last sold in May 2019 for $1.4 million, according to realestate.com.au.

There has been a number of submissions related to the development, one supporting while four were in opposition.

“The plan for the building being five storeys is too high as it blocks sunlight and wind,” one submission opposing the development said.

“This development will add a large number of residents to the neighbourhood, adding further congestion,” said another.

“(The) value of resident’s property (will) fall due to having a boarding house erected,” a third said.

The submission in favour said the plans catered to a need for affordable housing in the area.

“The price of a residential unit in the Fairfield LGA is still out of reach for many people in our community,” it said, “and the rent ... does not include ongoing living costs such as electricity, water and other utilities.”

The application is still being reviewed. The Sydney Western City Planning Panel will determine its outcome.
