Plans for a new two-storey motel in Mudgee to cater for the “burgeoning Sydney market” have been revealed.
Two Victorian houses will be demolished to make way for the 60-room motel which will include a manager’s unit, dining area and lobby.
If approved by Mid-Western Regional Council the Starting Gate Motor Inn will also feature a lounge and bar and 50 parking spaces on site with a further eight on-street.
All rooms are considered to be one-bedroom, offering the option of one or two beds and separate bathrooms.
The developer Barson said the intention of the proposal is to create a “top tier motel to provide an appealing accommodation option for guests of Mudgee, in particular the burgeoning Sydney market”.
The motel is proposed to be located on 59-63 Horatio Street in Mudgee to “support tourism” to the regional area.
“The development is anticipated to provide a positive social and economic impact in the locality and surrounding region,” the developer said.
“The proposed development shall provide employment opportunities during construction and also once operational.
“It is likely to support economic growth in the area both during construction and future financial viability for an important use in the region.”
According to the Statement of Heritage Impact, neither of the two Victorian era houses are heritage listed - one has been vacant for a decade and is prone to vandalism.
“The proposed new motel building is one that can provide an aesthetic link to the past through well-proportioned and simple styling, the use of the golden proportion window shapes and spaces and simple parapet walls,” a council planner said.
“In the streetscape, the new motel will aesthetically compensate the visual loss of the Victorian houses.”
The plan is on exhibition until April 14.
