Dubbo Regional Council: Minore Rd 46 lot subdivision plans revealed
Plans to subdivide a parcel of land in the state’s central west into 45 residential lots had been lodged before a regional council. Here’s what we know.

A town in the state’s central west could soon expand, with a $2.3 million subdivision proposed for more than 40 new houses.
Plans lodged by Ozilands before Dubbo Regional Council propose to subdivide 4.8ha located at 28R Minore Rd, 3.7km west of Dubbo’s CBD.
The subdivision would deliver 45 residential lots with sizing between 600sq m and 1044sq m, a drainage reserve and an additional road.
The planner said the development would have a beneficial result on the demand of nearby services, provision of employment opportunities during construction and residential development in Dubbo.
“The proposed development is not anticipated to result in any land use conflicts with surrounding uses and will provide the orderly extension of residential development in west Dubbo, further centralising Dubbo’s CBD activity,” the planner said.
“The additional residential allotments will assist in alleviating the increasing demand for housing Dubbo and support urban expansion.”
The property market has increased 4.7 per cent in Dubbo in the past 12 months, with median house prices rising from $536,00 to $560,000.
According to the planner, the proposed development will maintain passive surveillance through suitable street lighting and vision from public roads.
“The street design and associated lot layout provides for easy access and good traffic flow into and throughout the subdivision and neighbouring development,” the planner said.
“The proposed development includes two cul-de-sacs which do not service more than 10 allotments each.”
Pedestrian and cycle links will also be provided throughout the proposed subdivision.
There are two bus stops located within walking distance of the subject site including the Delroy Park Shopping Centre and Horizons Village.
The planner said the development site is adequately serviced by council infrastructure and benefited from the proximity of key economic, education and recreational nodes.
