Dubbo: Housing plans for 46 lots approved on section of former RAAF base

A site once used as part of the RAAF Base in Dubbo has been approved for housing.
Dubbo Regional Council has approved 46 new allotments on High St, the site adjoining the main section of the former base.
Plans include affordable residential housing with “private open space” designed to encompass the character of the Dubbo market.
The allotments will range in size adding “interesting streetscapes” to the landscape
with fencing, street trees and a construction of an internal road.
According to the developer, the allotments will be accompanied by residential street and path networks, “providing a network of pedestrian and cyclist routes”, with connection to adjoining streets, open space and activity centres.
Plans state that recreational areas, shops and facilities are located within walking distance from the allotments, with Dubbo CBD 1.5km from the site.
“Bus routes in the area provide for accessible public transport to shops and facilities,” the developer said.
“The layout provides for community focal points and public open space that promotes social interaction and caters for a range of uses by the community.
“Public open space provides adequate facilities to meet the needs of the community as reflected by indicators such as population density and demographic structure.”
The developer says the plans will meet “day to day needs of the residences” with all necessary services of sewage, water, telecommunications, stormwater and electricity provided to each lot.
The one-bedroom and two-bedroom allotments aim to provide a “mixture of housing opportunities” to current and future Dubbo residents with a “current demand” to increase the residential market.
