Brisbane St, Dubbo: Multi-million dollar ‘Parkside Dental Surgery’ plans for the centre of town

Plans have been lodged for a $2.5m, two storey dental surgery to include housing in the centre of Dubbo. Here’s what you can expect.

A multimillion-dollar dental surgery with shop top housing has been earmarked for the centre of Dubbo has been submitted to council.

The proposed development, by Optima Healthcare Group, at 152-154 Brisbane St will see the “demolition of existing structures” on the two lots which will be consolidated.

According to the developer the site is expected to cost $2.49 million and will include “shop-top housing [for] visiting dental surgeons” with two residential units on level one to accompany ‘Parkside Dental Surgery’ on the ground floor.

“The site is zoned … to provide a wide range of retail, business, office, entertainment, community and other suitable land uses that serves the needs of the local and wider community,” the developer said.

“[It will also] strengthen the viability of existing centres through increased economic activity and employment, [and] to ensure the Dubbo CBD continues to be the commercial and retail centre of the region.”

The proposed opening hours of the dental surgery will be between 8.30am and 5pm, seven days a week with four operating rooms and 11 staff on site, including two dentists, four dental assistants, one oral health therapist, one hygienist, two admin staff and one practice manager.

While the site isn’t subject to a maximum height under development regulations, the building will stand at approximately 7.45 metres.

“This is compatible with the use of the site for the purpose of shop-top housing. Additionally, the development should have minimal impact on the surrounding land uses and will not result in any adverse impacts on any surrounding properties,” the developer said.

If approved by Dubbo Regional Council, the proposed development will see the facility adopt red and white coloured materials to compliment Dubbo Uniting Church.

The subject site is located 600 metres northeast of Dubbo Railway Station, and the developer said it will provide customers with “connections to Bathurst, Orange, Penrith and Central” by train as well as coach services.

Given the convenience of the proposed facility being in proximity to seven bus routes “within a 400m radius”, the reduced carparking from the required 13 spaces to 11 will “encourage staff and patients” to travel via public transport.

“The site is … located within a short walking distance to ample public carparking provided throughout the Dubbo Town Centre, specifically in Brisbane and Church St,” the developer said.

“It is considered that the provision of 11 carparking spaces on the site … will satisfy its operational requirements and will encourage a positive shift towards sustainable and alternative modes of transport.”

The DA is on exhibition until November 29.
