The developer behind a building, set to be one of Sydney’s tallest skyscrapers, has gone back to the drawing board, seeking to build more homes.

Originally touted for 20 storeys of commercial space in 2020, Adelaide-based developer Greaton has made significant amendments to its $591m, 206-metre skyscraper in its latest submission to City of Sydney.

The developer has slashed its commercial floor space to six levels due to a significant “shift and reduction” in market demand.

The new vision for the development at 187-189 Thomas St, Haymarket, will feature a ground floor retail area, commercial space, hotel, residential apartments and a “sky lobby” which the Central Sydney Planning Committee is now set to examine.

Standing at a staggering 50 storeys, the hotel will fill 10 levels and hold 265 rooms with 279 residential apartments.

If approved, the development will join other mega structures such as The O’Connell Precinct, which will stand at a staggering 72 storeys, and plans for The Pitt & Bridge precinct to hit 70 storeys.

The Thomas St skyscraper would form part of the Central Sydney Planning Strategy.

Lord Mayor Clover Moore has previously said she wanted to see Sydney’s skyline rise by building “iconic” and sustainable buildings that fitted the future commercial, residential and recreational needs of the city.

The original proposal was unanimously approved by City of Sydney council in September 2020, as the committee deemed the development important for the CBD to continue to grow its capacity for employment, opportunities and development projects that attract highly skilled workers.

A City of Sydney spokeswoman said the development application would be assessed at the next Central Sydney Planning Committee.

“The application for the proposed development was lodged on 27 August 2024 and is currently under assessment,” she said.

“Following assessment, the (development application) will be reported to the Central Sydney Planning Committee for determination at a date to be decided.

“If the DA is approved, applicants generally have five years to follow through on the development consent.”
