Plans for a $270 million tower emerging from one of Sydney’s largest clubs have been revealed.

Developer ICD Property has lodged blueprints for a 49-storey luxury hotel and apartments towering above the City Tattersall’s Club in Pitt Street.

The development would also include the revitalisation of the club facilities including a new bar and grill, lounge, sports bar, function rooms, fitness centre and gym.

The fresh plans, which have been lodged with City of Sydney Council, come after the NSW Land and Environment Court rejected a $200 million redevelopment proposal in May 2017 on heritage grounds.

City Tattersall’s Club chief executive Marcelo Veloz said the club and developer had gone back to the drawing board and aimed to protect the heritage of the 123-year-old club.

Tattersall’s currently occupies four buildings: 194, 196, 198-200 and 202-204 Pitt Street of which all but 196 are heritage listed.

The proposal is to retain the heritage buildings and demolish number 196 to construct a new facade and podium in its place.

The inside of the heritage buildings will be adapted and renovated but with heritage features protected.

Above the heritage buildings the new tower will extend 167 metres.

Plans reveal there’ll be room for seven shops along Pitt Street. The club will be based across the first four levels with the luxury hotel starting at level five.

It will include a restaurant, lounge, pool and spa along with 113 rooms.

The residential units will start at level 11 and continue to floor 46. Of the 246 total, 18 are set to be studios, 75 one-bed, 128 two-bed and 25 three-bed.

The developer said the tower will provide much needed hotel accommodation in the CBD while also enabling the continued success of Tattersall’s.

Addressing the heritage merits of the fresh application, the applicant said: “The proposed retention and conservation of existing heritage fabric, and the removal of detracting elements, will result in an improved heritage streetscape as well as the conservation of significant internal characteristics of the original buildings.”

City Tattersall’s Club was founded in 1895 by a group of bookmakers following a dispute over the winner of a horse race at Kensington.

It started with just 25 members and 50 guineas in the bank but has gone on to become one of the biggest and most successful of its kind in Sydney.
