Cracks ‘starting to appear’ in housing market

Hundreds of new apartments are set to be added to Sydney’s inner south, with two buildings planned as part of an affordable housing development.

Sydney-based developer City West Housing has filed plans for a $171m affordable housing project in Alexandria, which would become home to mixed-use commercial, retail and residential buildings.

The dream is a step closer to reality, with council staff recommending it be approved at a Central Sydney Planning Committee meeting on Thursday.

If approved, the complex will contain a total of 225 apartments across the two buildings, which would stand at 10 and 12 storeys tall and include a ground-level retail and commercial component.

Most of the apartments — 161 — will only have one bedroom, but the 28 most spacious will feature three.

The development would occupy a currently vacant site at 330 Botany Rd, Alexandria, spanning 937sq m and containing more than 2oo parking spots.

The committee will now review the development application, which council staff have recommended for conditional approval.

If approved, the project would neighbour a hybrid development at 290-294 Botany Rd, which is set to be one of Alexandria’s most expensive hybrid constructions.

The 330 Botany Rd development would also be just metres from a $75m commercial warehouse and $72m affordable housing and retail project at 338 Botany Rd.

The development would continue the transformation of what was once a primarily industrial location before it exploded onto the residential and commercial scene.
