The future of Gosford is looking brighter than ever as some of the major developments take their next steps.
More cranes are arriving, approvals are rolling in and soil is being turned on the $400m development, The Archibald, described as “Gosford’s most significant transformation”.
Display suites are also opening and apartments are being sold off the plan.
Here is an update on the developments which will change the future of not only Gosford but the Central Coast.
SAPPHIRE – JOHN WHITEWAY DR
It’s been an eyesore for more than two decades but there’s light at the end of the tunnel for Gosford’s notorious hole along Henry Parry Drive.
Commuters who drive past the site each day have welcomed the arrival of a crane – signalling a bright future for the embattled site at 86 John Whiteway Dr.
Construction company Pacific Project Group are hard at work on a $60m development which includes 97 luxury apartments which are being sold off the plan. The development, known as Sapphire, will also feature a gym, pool and private common courtyard.
Agent David Roy, from Domain Property Group, told the Express that the development had a timeline of 12-18 months with an approximate completion date of April 2022.
The past few months has seen old footings, from previous failed developments, removed at the site in preparation for the crane.
One bedroom apartments are priced from $350,000, two bedroom from $425,000 and three bedroom from $650,000.
NEW PRIVATE HOSPITAL FOR GOSFORD
A new private hospital in Gosford is one step closer.
The DA for the $172m hospital on the old Ausgrid site along Racecourse Rd has been given approved.
AA Crown Holdings has been granted planning approval by the State Government to build Northside Private Hospital with 238 beds and more than 300 carparks.
The hospital will be 11 storeys high and include state-of-the-art facilities including radiology, pathology, intensive care and operating theatres.
Marcello Ramirez, representing AA Crown Holdings, said construction was expected to start in mid 2022 with the hospital to be completed by 2025.
But it won’t end there, with plans in the wings for stage two of the development to include construction of a five-story building for retail and medical support services at the site.
A DA is yet to be lodged for stage two however it would bring the total investment to $350m.
AA Crown Holdings is working in partnership with Northside Group with the next step to appoint an operator for the hospital.
An operator should be announced in the coming months.
THE ARCHIBALD
Construction has started on a development that has been hailed “Gosford’s most significant transformation”.
The $400 million Archibald Development, on the corner of Mann and Donnison streets, will be a two-tower development which will include 300 apartments, a premium hotel with 167 suites as well as a luxurious, sophisticated rooftop bar.
The towers will be 25 and 26 storeys and will also include retail shops, bars and restaurants designed to create a vibrant downtown hub.
The development was initially approved in May 2015 by the Hunter and Central Coast Joint Regional Planning Panel.
The project’s architect, Nigel Dickson, said none of the current developments in the CBD would have the “sheer magnitude” or impact on the city’s future like The Archibald.
A display suite is open at the Reliance Building in West Gosford with apartments starting from $573,000.
McGrath Projects is handling the marketing while the project managers are Reform Projects.
CENTRAL COAST QUARTER
The public consultation period for the first stage of Central Coast Quarter, at the southern end of Mann St, has come to an end.
The highly anticipated $150m development for Gosford received concept approval from the Independent Planning Commission last August.
The development, hailed as a hotel/entertainment destination, includes three towers between eight and 24 storeys to include a quality hotel, 295 residential apartments and commercial premises to include restaurants, shops, bars and cafes.
It is currently being considered by the NSW Planning Department with stage one – valued at around $56m – including the 25 storey northern tower which will house retail space, 136 apartments and four carparking levels.
The development is being rolled out in three stages. Each stage of the project requires its own DA with the project expected to generate 375 construction and 75 operational jobs.
The development is expected to attract more visitors and new business with high quality apartments and a public plaza with links to the Gosford CBD and the waterfront.
St Hilliers is opening a display suite in the coming weeks at 32 Mann St, Gosford.
GOSFORD ALIVE
There are grans plans for the old Kibbleplex site following the conditional approval of the $345m Gosford Alive project in October 2020.
Five towers have been given the green light by the NSW Independent Planning Commission.
The Lederer Group’s development includes more than 700 apartments spread over the five towers, with stepped height designs and the tallest tower to be 101 metres. Approval saw tower heights reduced and towers narrowed.
The development, which is expected to take 10 years, will include a mix of commercial and residential uses as well as pedestrian links.
It is expected to create 354 construction and 211 operational jobs once fully complete.
The Lederer Group has kept the Kibbleplex carpark open for locals, however with a fee of $4 per day to cover costs.
WEST GOSFORD SHOPPING CENTRE
Construction has started on the redevelopment of West Gosford shopping centre.
Construction fencing is up as the $2.2m upgrade to breathe life back into West Gosford gets underway.
The first stage is to get rid of the Return and Earn for popular fast food outlet Hungry Jacks while it appears Grill’d has also come on board.
The major revamp was approved by the Central Coast Local Planning Panel in September 2020.
The upgrade includes a new facade for Coles, along with a childcare centre, new mall, outdoor area and office spaces.
Mintus Properties Pty Ltd has been keen to revamp the site since they bought it for $23m in June 2019.
Stage two includes demolition of the tavern to make way for 24 carparking spaces and three
motorbike spaces, parents room upgrade, along with converting office space into the 121 place childcare centre.
Stage three transforms the shopping complex, with a new facade and forecourt refurbishment, new mall and shopfront to Coles.
