89 John Whiteway Drive development application at old Gosford quarry site

A former Central Coast quarry has been subject to many DAs over the years, however the latest plan will see 260 apartments across four buildings to deliver ‘resort-style living’ if approved.

A $110m ‘resort style’ development for the former Gosford quarry aims to play a “key role” in the revitalisation of Gosford.

A development application has been lodged for 89 John Whiteway Drive and is classified as “state significant” by NSW Planning.

The development, currently on exhibition, proposes four buildings ranging from five to 12 storeys with 260 apartments, along with a basement carpark.

Site owners Alceon and applicant JWD Developments have been working with NSW Planning to deliver a “unique and modern community design encompassing resort style living to Gosford”.

“Key to the development is a new public walk-through pathway that will connect the Gosford CBD and Rumbalara Reserve with panoramic viewing platforms, overlooking the Gosford CBD and Brisbane Water,” a spokesman from Alceon said.

“Alceon is very excited about delivering a world class community and contributing to the further development of Gosford and the Central Coast.”

The site is currently subject to a 2018 DA for five residential flat buildings with 241 apartments, which is set to be determined by the Hunter and Central Coast Regional Planning Panel.

Last year JWD Developments took over development of the site to pursue the state significant development.

The maximum height proposed for the buildings is RL 107.2m, which exceeds the Gosford City Centre State Environmental Planning Policy (SEPP), however the developers have submitted a variation request in a bid to retain the height.

Features of the resort style development include a putting green, play space, swimming pool and deck, recreation spaces and rooftop areas with a spa and pool.

Access to the development will be on John Whiteway Drive and there will be 400 carparking spaces, including 348 residential spaces, 52 visitor spaces and 17 motorcycle spaces.

Construction is proposed to start later this year and be completed in 2022 with around 528 jobs expected to be generated.

Development reports provided to NSW Planning state the development will play a key role in renewing Gosford city centre as well as meeting the housing demand and generating jobs.

The developer also indicated it would preserve the values and cultural significance of the former Gosford Quarry.

The DA is on public exhibition until May 20.
