Doyalson-Wyee RSL Club plans: One step closer for housing, fast food, hotel and go-kart track

Massive expansion and revamp plans for The Doylo, which will essentially create its own city in Doyalson, have taken the next step.

At Tuesday’s meeting, Central Coast Council signed off on a planning proposal to rezone the site to allow for everything from housing, childcare and medical facilities to a revamped RSL, hotel and beefed up recreational facilities including a go-karting track and paintball.

Council’s Administrator Rik Hart said it was important to note that this was a planning proposal at this stage and not a development application (DA).

“That planning proposal, now that it is signed off by the council, goes to the State Government,” he said.

“If that goes through, the Doylo can start the DA process with final details. That will give the community another chance to look at things before it goes to the local planning panel.”

A complete redevelopment of the 45 hectare site is on the cards and will see low density residential dwellings, seniors housing, medical facilities, childcare centre, service station, food outlets, and hotel accommodation.

There will also be more recreation facilities including an indoor sport facility, go-kart track, paintball and expansion of the existing and popular Raw Challenge course.

The planning proposal seeks to change local planing controls to allow for the relocation and expansion of Doyalson-Wyee RSL Club and gym.

This includes rezoning 49-65 Wentworth Ave and 80 – 90 Pacific Highway from a private recreation zoning to low density residential as well as rezoning a portion of 100-110 Pacific Highway to low density residential and the remainder private recreation.

The redeveloped would be carried out in stages over the next 20 years.

The planning proposal was on exhibition during November and December 2021 with some of the concerns including increased traffic, noise impacts from housing, childcare and go-karting facilities, loss of current sporting fields and open space and impacts on the environment.

Transport for NSW (TfNSW) has no objections however called for the developer to upgrade the Pacific Highway intersection with traffic signals.

The Doylo Lifestyle Group, which owns and manages the sporting fields, has indicated it has spoken to the sporting clubs that use the facilities and have committed to helping them find other grounds.

The complete redevelopment, expected to create more than 900 jobs, will include around 140 low density houses, 220 seniors houses.

The 45ha site currently has the RSL club, gymnasium, sporting fields, Raw Challenge course, a house, greenhouses and offices.
