Central Coast Council’s asset sales program: Which land is up for sale and which sites are removed

Central Coast Council has made a final decision on its controversial land sales program. See the full list of what’s been saved and what will be sold off.

The final round of Central Coast Council’s land sales program has been finalised, with a definitive list of what is to be sold and what is not.

At Tuesday night’s meeting, Administrator Rik Hart detailed each site for sale, explaining that many came with strict conditions of sale.

He said the asset sales were to raise $60m to help with council’s financial crisis and honour its loan commitments to the banks.

“We have tried our best to balance this out,” Mr Hart said.

“This is not a fire sale – some properties with high levels of community concern were removed and others where there was a clear benefit to the community will now progress to the next stage such as reclassification or sales, some with specific conditions attached to them.

“The Gosford (council) building will still be sold on top of this. Money received from that will go towards the repayment of unlawfully used funds.”

He said money from the sale of the Gosford building would also give council a buffer against Covid.

Mr Hart said many of the sites for sale included residential properties, with council set to benefit from the current boom in the market.

“There’s no need for council to hold onto residential sites. These sites are easier to sell as major infrastructure is already there,” he said.

The issue of asset sales has sparked controversy in recent months, with more than 1300 submissions and objections to the sale of various sites such as a youth refuge and long daycare centre near Rumbalara Reserve in Gosford; the community hall in Norah Head; a Umina carpark and green spaces across the region.

While the youth refuge, daycare centre and Umina carpark have been taken off the list, the Norah Head hall will be sold, however money used in the sale will go towards building a nearby hall in the area.

Another controversial site next to Peninsula Plaza on Austin Butler Acc Woy Woy is also set to be reclassified for sale, however Mr Hart indicated a condition of sale will be no reduction in parking spaces.

He said the council had been approached by Peninsula Plaza owners regarding the site, indicating plans to improve access to the Woolworths.

Woy Woy resident Jennifer Wilder said the community was keen to see the trees retained at the site, indicating that yet another “rare green patch is under threat”.

“There’s a responsibility to retain pocket parks and wildlife corridors,” she said.

Mr Hart said the process of reclassifying the site prior to sale would give both the community and Peninsula Plaza a say on the future of the site.

• Council to close the unformed road located between 11 Church Street and 2W Ranken Street Wyong and sell. However a condition will be to maintain current carparking numbers.

• Council will sell land to the Mariners Football Club Developments Pty Ltd with approval for the club to lodge a development application for its future plans for the Central Coast Mariners Centre of Excellence to include a hotel and convention centre. This includes 11, 13, 15, 17, 19-23 Wyong Road, Tuggerah. The environmental land will be preserved.

“We will sell only once construction has commenced on new community facility including relocation of the existing playground structure,” Mr Hart said.

There is also a site under further investigation on Manning Rd in The Entrance.

Mr Hart said none of the sales would be for less than the market value, as determined by an independent valuation.
