Bushells Ridge: Subdivision plans lodged as works start on Tuggerah industrial development

Plans have been lodged for an industrial subdivision at Bushells Ridge, south of two proposed housing estates for 1000 homes. It comes as work starts on another industrial complex at Tuggerah.

Plans have been lodged to subdivide 8.78ha of unconstrained land into 15 large industrial lots on the southern side of Bushells Ridge Rd near Wyee.

But with two housing estates across the road in Radcliffe Estate and Wyee Paper Subdivision — earmarked for 850 and 199 homes respectively — there is already concern the existing Bushells Ridge Rd isn’t up to handling the increased traffic.

The land at 555 Bushells Ridge Rd is within the Central Coast Council area, directly across the road from the proposed housing estates located within the Lake Macquarie City Council boundary.

The plan was initially to subdivide the rural land into 29 smaller lots ranging from 1000-5000sq m but this was scrapped after a pre-development meeting with council, which led to the formation of 15 larger lots ranging in size up to 2ha serviced by an internal link road with an intersection at Bushells Ridge Rd.

The larger blocks would have their own rain water supply and sewer systems until the site is connected to town supplies as the housing estates are developed at a future date.

The site will also feature a 3m-tall noise barrier wall along the Bushells Ridge Rd boundary.

“The proposal to undertake an industrial subdivision of the property will facilitate the future use of this land for a wide range of industrial and warehouse land uses and create much needed employment generating opportunities in the area,” the DA states.

“As previously mentioned, more than 1,000 new home sites are either currently being developed or are proposed soon on land immediately north of the subject site. The general layout of the subdivision and the use of a noise buffer will ensure that the future industrial use of the land will not adversely affect the residential land on the northern side of Bushells Ridge Rd.”

The site is located within the Bushells Ridge industrial precinct which has been zoned industrial for many years however much of the land remains undeveloped because of environmental constraints.

As of January 202 the NSW Employment Lands Development Monitor recorded 524.2ha out of a total 605.2ha of the precinct as being undeveloped.

“The subject property represents one of the only existing parcels of land within the precinct that is relatively unconstrained and able to be developed immediately,” the DA states.

But the proposal has already received submissions objecting to the subdivision on safety grounds.

The objections note the existing “road is not equipped for residential traffic or industrial traffic at this present time”.

Meanwhile construction has begun on an industrial development on the Pacific Highway at Tuggerah behind Red Rooster, BWS and Ampol along Tuggerah Straight.

The development comprises of six large prefabricated concrete units varying in size from 557sq m to 1,553sq m to be built in three stages.

Stage one, which involves the construction of four units, is currently underway.

Owned by Bill Hunter Motors Pty Ltd the development was first approved in October 2018 and modified in to 2019 to reduce the onsite stormwater tanks from 60,000L to 20,000L.

The industrial units are being leased through LJ Hooker Commercial.
