Boarding house plans lodged for 23 Ash St Terrigal
Plans for a 10 bedroom boarding house in the heart of Terrigal have been lodged on the back of other boarding house proposals for the beachside suburb.

A three storey boarding house has been proposed in the heart of Terrigal.
Plans, valued at just over $1m, have been lodged with Central Coast Council to partially demolish the existing house at 23 Ash Street and transform it into a “new generation boarding house”.
It comes after the approval of a seven bedroom boarding house at 59 Terrigal Dr earlier this year by the Central Coast Local Planning Panel.
Meanwhile another boarding house proposal for 12 bedrooms at 75 Terrigal Dr was withdrawn in July.
The latest Ash St proposal is on a 480 sqm site and backs onto one of the Terrigal Bowling Club greens.
It has a maximum capacity of 13 boarders which means an on-site manager is not required under the boarding house guidelines.
The applicant, Design Cubicle Pty Ltd, states that the boarding house is not designed as transitional or specialist housing or for the homeless and long term unemployed.
“There are several groups, who are disproportionately affected by decreasing housing affordability, including:
■ key workers and low income earners including those in the
education retail, commercial and industrial sectors;
■ front line workers;
■ older persons; and
■ young workers and students
“The target market is persons within the above groups typically experience difficultly in affording housing (rental stress) as a consequence of being within the lower to moderate income brackets,” the applicant’s report states.
Each boarding room has a ensuite, kitchenette, sleeping/living space, and space for a washer and dryer while there are five carparking spaces at the back of the site along with two motorbike spaces and two pushbike spaces.
A plan of management has also been submitted to the council indicating that the boarding house aims to “maintain a high level of amenity for neighbouring properties and for all residents living in the premises” as well as minimising disturbance.
The house would have a manager whose details would be given to neighbouring residents in case of any concerns. The manager also appoints a “head tenant” who will take on extra responsibilities.
The plan outlines a strict set of rules, from visitor numbers to curfews for the outdoor recreation area at 9pm and indoor communal room at 10pm.
The applicant states that the plans comply with height, floor space ratio and setback guidelines while also providing the housing needs of the community and a building compatible with its surroundings.
The development application will be on public exhibition from November 5 to December 3.
