The proposal worth just short of $100 million dollars seeks to demolish existing buildings on lots 7, 9 and 11 (1.8 hectares) and in their place construct a home unit complex complete with pool and gym.
The proposal by Albany Investments was last open for public comment in April last year when the developer reduced the number of units, the height and abandoned a plan for 20 serviced apartments.
A number of objections were received at that time, mostly objecting to the height and scale, but also expressing concerns about traffic congestion in Bent Street which is a cul-de-sac.
Albany Investments held further talks with Gosford Council and has further modified the design, including the height and floor space ratio.
“Council’s recommendations have been addressed and the scheme has been amended by ADG
Architects to include a reduction in building height by 16.5m, a reduction of units from 181 to 101 units and a reduction in floor space ratio from 7.13:1 to 4.20:1,” the development application said.
“All serviced apartments have been removed from the scheme and the layout has been revised to address bushfire protection and setback requirements,” it said.
The Central coast Joint Regional Planning Panel will have the final say on the proposal due to its value, but if approved, the building would also include 127 carparking spaces over three basement levels.
Albany Investments said “promotes the economic and social revitalisation of Gosford City Centre”.
“The increased level of residential units allows people to live within 200m of the Gosford Train Station and Bus interchange which is earmarked as a key pedestrian link to the CBD.”
People have until February 21 to make a submission on the revised plan.
