Doctors, nurses, students and staff at a western Sydney hospital could have their travelling time cut short, with state significant plans to build affordable housing nearby.
Blacktown Private Hospital No 1 Pty Limited has revealed plans to build a 12 storey mixed used residential development.
A scoping report states the project will provide 570 apartments/senior dwellings and is a “commitment to provide affordable key worker housing in a highly accessible and desirable location”.
The Lismore St site, which is very close to the Blacktown Hospital, houses an abandoned bowling club which will be demolished.
The site has been stagnant, with the proposal hoping for the “revitalisation of the site” aimed at creating a “more vibrant, activated and inclusive Health and Education Precinct”.
Plans also include carparking, an extension of Lismore St to Hereward Highway, stormwater infrastructure and additional non-residential uses such as retail, educational and health.
The report outlines the importance and necessity of a residential building close to the hospital for key workers, with data from Transport for NSW showing workers in the Blacktown LGA “travelled further for their jobs than in other LGAs”.
“Based on the above, a large share of workers are travelling beyond 30 minutes to reach their place of work, which is inconsistent with the objectives of the Greater Sydney Commission to achieve a 30-minute city,” the report states.
“The proposed key worker accommodation will support this objective by providing dwellings within walking distance to residents’ place of work.
“These housing affordability constraints result in a number of implications for key workers, including longer commuting times due to spatial displacement, loss of worker amenity, and financial impacts.
“In particular for the role of Blacktown as employment centres, spatial displacement of key workers can result in implications in terms of attracting and retaining the required workforce.”
Blacktown Hospital is also a major teaching hospital for a range of medical students, with expansions making it the third-largest public hospital in NSW.
