A weathered Fraser Coast country pub is getting an upgrade after a list of extensions were given the tick by the council.

The Grand Hotel at Howard will have a new gaming room, children’s undercover play area, kitchen, storage area, service area, dedicated loading area in the rear car park and an accessible ramp from the William St footpath to the beer garden.

The redevelopment and sealing of an existing carparking area will also be carried out with two-way access provided.

According to the application documents the hotel, while decades old has never been heritage listed.

However, the application states the “design of the proposed new structural elements are consistent with the existing character and style of the building and as such the streetscape and heritage values are being retained in this location”.

“The proposed development will not have any significant visual impacts in this location in the streetscape given the location relative to the formed roadways fronting the site, the design of the proposed structure, its place in the visual landscape, the form of the building consistent with the existing site presentation and existing landscape development,” it reads.

“It is valid that the proposed extensions/renovations do alter the existing primary streetscape presentation of the building to William St.”

The application also states the proposed use “does not promote patron driving and is within walking distance of the local catchment so parking demand is relatively limited”.

“On-street parking is not under stress in this location,” it states.

“It is reasonable to conclude the proposal will not likely have traffic impacts dues to parking demands.”

The Fraser Coast council has approved the application in full, subject to conditions.
