Developers have paid top dollar for seven Tweed Heads homes they want to replace with an eight-storey apartment block that will test height restrictions. Here’s how much they sold for.

A $53 million senior living development that will include 109 apartments over eight storeys is set to replace seven homes in the centre of Tweed Heads.
The proposed development will also feature a manager’s residence, residents’ lounge, snooker, a mini bar and pool all across the road from the Tweed Heads hospital.
The application was lodged in December last year by Coffs Harbour based companies THRV Pty Ltd and THRV2 Pty Ltd.
They are directed by Tweeds Heads resident Fenton Norrie, 67, Sydney resident John Feitelson, 63 and Coffs Harbour resident Philip Feitelson, 69, according to company documents.
The new development, which will be decided by the Northern Regional Planning Panel, is the third stage of the Serene Development located on the opposite side of Florence Street.
The developer is seeking to exceed the property’s 22m height limit by building to 26.3m.
Application documents acknowledge the a 4.3m variation, stating the excess height affords greater density which is suitable for the location.
The developer has also asked for a 2.9:1 floor space ratio – referring to the ratio of the building’s total floor area to the size of the land on which it is built.
The development standard is a 1.8:1 ratio.
The excess size has been asked to be permitted as “the design ensures no adverse impacts to natural or built environments” due to being set back from the street and matching the street’s design character.
The application also notes at least five nearby developments have exceeded the floor space ratio limit.
The application states the building will be made of 42 1-bedroom, 58 2-bedroom and nine 3-bedroom fully self contained units designed in three distinct sections to allow for views of the Tweed River to be maintained by existing nearby apartments.
The development also involves demolishing homes on 6, 8, 10 and 12 Powell Street and 33, 35 and 37 Florence Street which according to property records were purchased by THRV Pty Ltd and THRV2 Pty Ltd for a staggering $11.68 million between 2018 and 2021.
The developer was contacted but declined to comment.
