THE success of an upcoming luxury residential tower close to the Toowoomba CBD could become a blueprint for other developers, according to the project's agency.
Developer Barry Bernoth's Inspire South Central, a massive 25-apartment building being built on Ruthven St in South Toowoomba, was launched to the market this week as part of a nationwide campaign by LJ Hooker.
The tower's full height is now being showcased to the city, with Hutchinson Builders expected to finish the multimillion-dollar project by next year.
LJ Hooker Toowoomba chief operating officer Jeremy Lewis said other developers would be looking at the demand for units in the mixed-use building, which would also feature office space, retail tenancies and a cafe.
"The interest has been reasonably strong so far, but you have to understand that it's the first of its kind in Toowoomba," he said.
"This is getting launched across all states and capital cities, which is fantastic, so I'm sure there are going to be developers looking at this as possibly the blueprint of how Toowoomba is changing and how people are perceiving living in Toowoomba.
"What we are seeing is Toowoomba is changing, it's becoming a more metro market place, and this is a really good example of that."
The project could also become a barometer for Mr Bernoth's other upcoming mixed-use tower, which has been proposed on Neil St in the heart of the Toowoomba CBD.
Mr Bernoth said it was satisfying to watch the project come to fruition.
"It's a lot bigger than I thought - I know where all the dollars went now," he joked.
"It's very rewarding, and I've been told at the top it's a great view and a nice place to be.
"This project has progressed really well - we had quite some years of planning and preparation.
"We're on the southern tip of the CBD, so we see this as a nice gateway to the CBD from anyone coming from that southern area."
