A TRANSPORT depot in western Toowoomba, featuring a well-performing Shell diesel refuelling station inside, has sold for millions to a local operator.

LJ Hooker's Shane Kennett confirmed the sale, with the figure reportedly south of $5 million.

The two-hectare property on Heinemann Rd at Wellcamp included a nearly-1000 sqm workshop and warehouse, more than 18,000 sqm of gravel and concrete hardstand and a wash bay.

The diesel stop, currently leased to Shell until 2023, has a net annual income of more than $88,000.

Mr Kennett said the property had been on the market for some time, but earned plenty of interest during that period.

"It's a very substantial property, with a big shed plus a wash bay. It's got a separate office and it's securely fenced," he said.

"The unmanned fuel station sits on the front, and then you've got the main transport depot and they get the money on the rent from the Shell.

"There was a reasonable amount of interest, but it's a big purchase for someone."

The new owner, which has been operating in the region for many years, reportedly bought the depot to expand the business.
