Plans to subdivide a 48ha parcel of agricultural land could deliver more than 20 new homes to the outskirts of Goonellabah.

The suburb of Goonellabah could soon expand, with a $2 million subdivision proposed which could potentially lead to the construction of 23 new houses.

A development application has been lodged by Kingscliff-based Millner Property Group, proposing to subdivide 48ha located at 87-97 Pineapple Rd, near the Bruxner Hwy and 6km from Lismore’s CBD.

The proposal is in the vicinity of a site once touted to be acquired by the Northern Rivers Reconstruction Company to build affordable housing off the flood-plain for flood victims, but was ultimately knocked back by Lismore councillors.

The proposed subdivision would deliver lot sizes ranging between 449sq m and 1,413sq m in the central and eastern portions of the site.

The property market has trended up in Goonellabah in recent years, with median house prices rising from $430k in 2020 to $720k in 2022.

The current state of the property market in areas around Lismore, like Goonellabah, are unclear until there is certainty around buybacks ahead of the state election.

Town planner Damian Chapelle said the proposed subdivision would deliver greater housing variety northeast of Goonellabah.

“The proposed residential subdivision will deliver 23 additional residential allotments in a manner which protects and enhances the environmental, cultural and visual qualities of the site,” he said.

Twenty one trees would be cleared – along with the demolition of the existing house at 87 Pineapple Rd – to make way for the development, which includes major earthworks and the construction of two internal roads.

However the developers have promised to replace primary koala habitat removed from the site, delivering about 1.56ha.

The surrounding area includes a mix of agricultural land and rural housing, as well as Summerland Christian College.

Environmental health scientist Tim Fitzroy said in planning documents the subdivision could result in some minor land use conflict with the surrounding agricultural land.

“Certain activities practised by even the most careful and responsible farmer may result in a nuisance to adjacent residential areas through, for example, unavoidable odour drift impacts,” he said.

A neighbouring site used for agricultural grazing is currently subject to a development application to create 55 residential lots.
