ANOTHER childcare centre in a fast-growing suburb of Toowoomba has hit the market, with the property expected to be snapped up by interstate investors.
Cushman and Wakefield has listed the Glenvale World of Learning early education centre on Greenwattle St for sale through an expressions of interest campaign.
Centre operator G8 Education has already signed a new seven-year lease on the property, with extension options available until 2047.
This is the third childcare centre the agency has listed for sale in the wider Toowoomba area since 2018, including the Imagine Early Learning centre in Highfields in September.
Cushman and Wakefield agent Michael Collins said childcare centres had been relatively unaffected by the impacts of COVID-19 because it was considered an essential service by the Federal Government.
He said the sale would likely be a safe investment for potential buyers.
"It will likely sell to someone out of Toowoomba," Mr Collins said.
"It's quite a hot asset class, and it's the only industry the government supports financially.
"There are seven years to go on the lease, which shows G8's commitment to the area.
"It's a large piece of land and it's got dual-access, so it makes it very good for parents."
Mr Collins said the facility was not far from the upcoming Coles supermarket in Glenvale, adding that the western Toowoomba area featured plenty of young couples requiring childcare.
According to the listing, the centre has a net income of $130,000 a year, with the tenant to pay for all outgoing expenses.
