One Northern Rivers’ business plan to change the layout of their caravan park could result in a coup for affordable housing in the region.
A development application before Richmond Valley Council hopes to increase the size of Casino Holiday Park at 69 Light St by 27 long term homes and four additional sites.
The caravan park, also known as Casino Lifestyle Village, said the move would involve altering 17 current spots to make way for the homes and adding 14 long term spots as per an approved 2017 application.
These 17 spots are currently in use for caravans, camping and holiday cabins but a change could benefit the park, the application noted.
“These sites are opposite existing residential sites and raise the potential for some conflict between residential homes and tourist use,” it read.
The new long-term sites were stressed being of “ecologically sustainable development” and public interest.
“The long term sites in the park provide affordable housing options in a location highly suited to this use,” the application said.
“The park is in an excellent location to take advantage of urban services and transport, and the maximisation of the affordable living opportunities within this site has overall positive social and economic effects.
“The park already has a high resident population and has services and infrastructure to serve that population.
“The maximisation of the population at this site, which already has access and demand for those services, improves the efficiency of those services and amenities, rather than having to extend housing into other more distant areas where services are not currently supplied or required.”
Associate sewage works were also considered as part of the proposal.
The median house price is now higher than ever for Casino residents at $315,000, up from $296,000 last year.
Residents will be able to have their say on the development until August 24, via the link here.
