New residential lots could soon be available for home builders in popular East Lismore

A large vacant block of land in East Lismore could soon be subdivided into 13 lots, if a development application is approved by the council.
The 3.5ha site, in City View Drive, currently has a four-bedroom house on it, and the property last sold for $835,000 in 2019, according to Core Logic.
Now a development application has been lodged to subdivide the property and plans are on public exhibition until June 23.
According to a report by Perception Planning, on behalf of Tim and Suzanne Roberts, the block is “relatively steep”, with grades between 20 and 25 per cent.
The proposed subdivision will include the following works, estimated to cost around $1.6 million:
• The construction of a new road connected to City View Drive
• Widening of City View Road (length 100m)
• Removal of 18 trees
• Provision of essential services to each of the new allotments
• Provision of a rising sewer main, each allotment is to install a private sewer pump station
• Shared trenching will be used where possible to minimise construction works.
An Ecological Assessment Report identified that the site contains preferred koala habitat and one feed tree.
None of the trees slated for removal were identified as koala feed trees.
The report also suggested the installation of koala-friendly fencing around the outer boundary fence to ensure isolated pockets of koala habitat were not created.
“The proposed subdivision can be suitably managed to avoid detriment impacts on the koala habitat and free-range population,” the report states.
“It is proposed that 36 (new) trees will be planted to avoid any negative impacts associated with vegetation removal.
“An area of approximately 15,000m2 of rainforest is to be retained within one of the proposed lots.
“This rainforest is classed as an Endangered Ecological Community.”
East Lismore is considered a “high demand market”, according to realestate.com.au, with a median house price of $459,000.
This proposed new subdivision is infill development and designed to “combat the prevalent issues of urban sprawl”.
“The subdivision layout creates allotments in varying sizes which enables a range of possible housing types and densities as future development,” the Perception Planning report states.
