Friday 5.34pm: PLANS for the first ever large-scale residential estate west of Lismore will go on public display on September 13.

The Winten Property group has lodged a development application for a 433-lot estate on part of the North Lismore Plateau.

Plans to develop the flood-free and scenic plateau for houses go back more than 20 years.

If the DA is approved, Winten development manager Jim Punch said the first 100 lots in the project would be situated below the escarpment.

"It's a natural progression, obviously you've got to start where you services are," Mr Punch said.

"We may do it in one stage, more likely we will do it in two stages.

"If the sales rate is ticking over then we'll move up the hill, build the road up to the escarpment and start building on the escarpment.

Mr Punch said part of the proposal was affordably priced homes which would probably range in price from $165-$185,000, while blocks on the escarpment would probably be priced above $200,000.

The development is expected to have some impressive landscaped parklands.

He said an element of the marketing strategy for Winten was to encourage the flood of buyers in coastal zones to consider the benefits of Lismore.

He said Lismore had greater services and commercial and sporting facilities than the coast, as well as job opportunities, allowing families to work close to home and have less of a commute.

And the beach lifestyle was just a short drive on weekends.

Lismore City Council will place the DA on public exhibition on September 13.

Friday 1.38pm: A DEVELOPMENT application to subdivide part of the recently rezoned land on the North Lismore Plateau into 433 residential allotments has been lodged with Lismore City Council.

The development application was lodged this week on behalf of The Winten Property Group and will be placed on public exhibition in the next couple of weeks to allow for submissions.

"The lodgement of the development application follows an extended period of consultation with various stakeholders to ensure the development has addressed many of the concerns that were raised through the rezoning process," the council's Development & Compliance Manager Peter Jeuken said.

"The development application process now gives the broader community an opportunity to make submissions."

Details of the proposal will be available once the public submission period begins on 13 September 2017.
