A MAJOR subdivision worth $7.5 million could ease housing pressures in Goonellabah and Lismore if the development application is approved by council.

A MAJOR subdivision worth $7.5 million could ease housing pressures in Goonellabah and Lismore if the development application for 132 residential allotments is approved by council.

The multi-million dollar application was lodged on June 26 by CiviTech Consulting Engineers.

It involves the subdivision of a property on Invercauld Rd to create 132 resident allotments, a park, internal roads, stormwater treatment, removal of vegetation and landscaping.

Lismore mayor Jenny Dowell said the application was exciting.

"We definitely need more housing," she said. "We need more housing for our existing residents but we also need more housing for the future growth of our economy and our community.

"We know that our average rental costs are relatively high, our vacancy rates are low, so there's not much vacant stock for people to choose from if they're renting.

"We also have some limits on housing for purchase."

Cr Dowell said the Lismore City Council recognised the need to increase housing supply.

"Community housing, rental housing, stand-alone units, increase density, wherever you intervene along that line eases the burden for everyone. So this will be an incredible boost," she said.

"It's very exciting, I don't want to pre-empt it of course."

The $7.5 million development application comes just three months after a $20 million housing development was approved for Goonellabah in April.

The development, called Altitude 2480, is a staged development that will eventually include 222 one and two-bedroom units on a 32 acre site between Invercauld Rd and Fischer St.

The design includes a lap pool, kid's playground, men's shed and several BBQ and recreational areas.
