More subdivision opportunities for Carrs Drive

Subdivision potential continues to expand in controversial part of coastal village despite community opposition

Development along Carrs Drive, Yamba continues to expand with two large plots of land up for sale.

One is a 15,000 square metre block located at 104 Carrs Drive, while the other is a 40-acre block located at 120 Carrs Drive which, according to the listing, “can be developed under the CVC LEP, which was put out in 2010.”

The site comprises of three zonings. These include Residential, which, as the name would suggest, allows for residential small block development with a capacity for 113 homes of around 600 square metres; Environmental Protection, which allows for larger scale development or around 30-50 smaller residential sites such as resort-style living; and Riparian zone which is a buffer zone between any development and the shoreline to Oyster Channel (in other words, it can never be developed).

Furthermore, the property comes with a bonus three-bedroom, two-bathroom brick home already situated on site.

It’s no secret that development has been a contentious issue along Carrs Drive with residents opposing the Yamba Parklands Estate, located north of these latest land listings.

In December 2020, a community meeting was held at Wooloweyah Hall to discuss the potential ramifications of the Parklands Estate development, including building on a flood plain, and expected population increase of around 2,700.

That subdivision is part of the West Yamba Urban Release Area which was rezoned in April 2010 to allow for the expansion of the area in line with the Mid North Coast Regional Strategy designated growth areas.

But despite community resistance, there is little doubt these blocks of land will sell quickly with a nearby 44-acre property selling for $4.5 million in March 2020.
