Plans revealed for new townhouses on Fitzroy Street block

Once the site of a 100-year-old Federation home, 33 Fitzroy St, Grafton could become a small townhouse block in the near future.
The proposal , submitted by Grafton-based property developers Hayer Group, hopes to construct four new two-storey brick veneer townhouses on the site of the former ‘Dunning’ house which was pulled down three years ago.
In 2018, Harry Hayer, Clarence Valley businessman and owner of the century-old building was given approval by Clarence Valley Council to demolish the dwelling, despite its heritage status, due to its deteriorated state. Mr Hayer offered the dilapidated building for free to anyone willing to take it.
Despite its removal, documents for the current development state the property is still within a Heritage Conservation Area. As such, the new build will be in keeping with the character of the heritage streetscape, including pitched roof, gable louvres, Juliet balcony and awning trims.
Architectural plans show each unit will be a two storey construction with open-plan kitchen, dining and living room, bathroom and bedroom on the first floor, and either a second bedroom or rumpus room on the ground floor. Each unit will feature a deck on the first floor.
It’s anticipated to cost over $700,000 to construct and will include associated works such as the replacement of existing diseased Jacaranda trees within the road reserve with new mature Jacaranda trees as per site plan.
Community members are invited to make a submission about the proposal DA2021/0902 until 4pm, Friday November 5.
