New $33m apartment building proposed to replace Ocean Park Motel at 69-73 Ocean Parade, Coffs Harbour

A pair of towering apartment blocks with 80 units could soon replace a Coffs Harbour motel located directly across from the ocean. Take a look at the plans.

Developers have pitched a $33 million apartment complex directly opposite the ocean in a booming section of Coffs Harbour.

Town planner Urbane Studio has put forward a proposal for 80 flats in two seven-storey apartment buildings at 69-73 Ocean Pde, Coffs Harbour.

The site is about 3.3km north of Coffs Centre and 1km south east of Park Beach Plaza.

The proposal comes as a wave of new developments have been approved for the booming Coffs Coast, with real estate forecasts indicating growing demand.

Last year, City of Coffs Harbour general manager Natalia Cowley said more than 3439 developments had been approved since mid-2020.

The Wavelength, a recent Park Beach apartment development which broke sales records, also sits on Ocean Pde and just down the road is The Shoreline at Park Beach, a $150m retirement village which opened last year.

The $2.2 billion bypass is also a headline investment and is due to open to traffic in 2026.

If approved, two buildings would be demolished to make way for the development — a set of townhouses and the Ocean Park Motel.

The apartments would include 31 one-bedroom, 36 two-bedroom and 13 three-bedroom flats.

There would also be 121 basement vehicle parking spaces, an outdoor pool and a rooftop garden with ocean views.

The overall height of the building has been reduced from nine to seven stories and the number of apartments has shifted from 88 units to 80 after a 2023 consultation with the council.

Residents have until February 26 to lodge submissions about the proposal on the Coffs Harbour Council website.
