A planning proposal for a prime patch of flood-free land smack bang in the heart of Mullumbimby has been put to Byron Shire Council - and if it gets up it could pave the way for 100-plus dwellings.

There is currently a “critical” need for additional housing in Mullumbimby, which has just 1800 dwellings in the wake of the floods.

The highly sought-after site penned for development is currently council-owned land and is located close to schools and services.

“It (the site) has the potential to deliver between 100 to 129 dwellings and supporting community infrastructure,” council documents state.

Site Strategy and Urban Design Protocols (SSUDP) have submitted a plan for the land, which outlines that 60 per cent of the site should be residential development.

The draft also highlights that the housing should be affordable, appropriate and accessible for older people and should include a multipurpose common facility.

It’s been recommended by the SSUDP that council takes into account specific considerations.

Firstly, the council should use the plan provided by SSUDP to inform the next steps of planning control amendments.

Council should also undertake a pre-planning proposal community feedback period of the draft SSUDP for a minimum of two weeks, and receive a report with the community’s feedback during this period.

Byron Shire Council must ensure the planning proposal can only be submitted to the Department of Planning Industry and Environment after the site auditor concludes the remediation process.

The land was purchased by council from the NSW government in 2017, but the remediation process which includes the demolition and removal of asbestos contaminated hospital buildings, is still ongoing.
