JD Property’s $100 million Secret Garden Byron Bay development application gets green light

A North Coast boutique property and investment firm has secured approval for another big luxury development in the heart of Byron Bay. Check out the plans.

A North Coast boutique property and investment firm has secured approval for another luxury development in the heart of Byron Bay, which is struggling with a homelessness problem.

JD Property Group has the nod for a three-storey $100-million mixed-use project, Secret Garden, on a 2725 sqm site at the corner of Jonson and Kingsley streets.

Secret Garden – named after the events and music venue it will be partly built over – is set to include 22 apartments with balconies, private rooftop terrace gardens, luxury penthouse suites, and host 10 upscale retail and hospitality spaces on the ground floor.

The ground level is pegged to showcase local talent and attract leading Aussie brands.

On the roof, residents can access a wellness centre featuring a magnesium pool, sauna, meditation space and spa. Other perks include barbecue areas and a teppanyaki grill.

While the properties will likely be snapped up in record time, it comes as Byron Shire recently recorded more rough sleepers than the City of Sydney.

Authorities are scrambling to get more affordable and social housing in place.

Nevertheless, the Secret Garden development by JD Property Group, owned by Jason Dunn, comes as Luxcon Group pushes to construct the massive $57.2m, 44-unit Bohemian project on the same street.

Mr Dunn said: “As a proud local, I am excited to showcase the best of Byron Bay in a world-class, luxury precinct.”

“Every element has been thoroughly considered and designed – from partners to products, we have aimed to work with our local community at every stage,” he said.

Wanting to take things to the “next level” in his hometown, Mr Dunn said he has brought to the table sustainable interior design, landscaping, and building materials.

He said the rooftop area with its pool, sauna and ice baths will be like “living in a luxury hotel”, and comes complete a private concierge.

A designer from the area was brought on board to create a rustic, coastal, and authentic style that represents the Byron Bay coast and hinterland, Mr Dunn said.

The development was designed by Australian architect Bayley Ward and North Coast interior curator Island Luxe, while local landscape architect LARC also worked on the project.

Mr Dunn said he wanted to provide a $20m home at a $2-4m price tag.

Currently, six two-bedroom apartments have been priced from $2.45m-plus and four four-bedroom apartments with penthouses start above $4m.

Mr Dunn said he was open to buyers wanting to combine multiple apartments for more space.

He said he believed there was a “big market” for those downsizing from luxury houses, but wanting to keep the “extra space”.

“If there is a buyer out there who wants to combine, say, two four-bedroom apartments and create a super penthouse, we will work with them to do that,” Mr Dunn said.

JD Property was recently named winner in the excellence in boutique development category at the NSW Urban Development Institute of Australia Awards for its Jonson St project – Jonson Lane.

The 28 apartments in the precinct were the first “residential only” apartments prohibiting short-term holiday letting in Byron.

Construction is due to start in July and it’s expected the project will be finished by the end of next year.
