Coopers Shoot holiday cabin plans revealed

A boutique plan to build rural cabins in the scenic Byron Hinterland with hot tubs and more has been unveiled.

A boutique development which would see six luxe cabins built in the serene Byron Hinterland has been revealed.

The estimated $2.47 million development of rural tourist cabins at Coopers Shoot was lodged before Byron Shire Council late last month.

The project for the 22.69ha Byron Creek Road block would see six cabin sites built and decked out with hot tubs, outdoor showers and kitchenettes.

An adjoining pool house is also referenced in planning documents though not part of the development subject to approval.

Planning documents for developers Rolling Thunder Group say the development will not affect surrounding scenic views or involve the removal of any native endemic habitat.

The documents also note the cabins will provide “competition in the local marketplace” to increase tourist numbers.

“The development of the land will increase the number of tourists that can be accommodated in the Shire and will have positive multiplier effects on the local economy,” it read.

An increase in five to nine daily vehicles along Byron Creek Rd could be seen as a result of the development.

However, the site, adjacent to Byron Creek, would encroach on partially flooded land, as mapped out by the 1-in-100 year flooding likelihood.

Planning documents state the land is at lower ground level than the proposed cabins to mitigate risk.

“The location of the cabins will not place any guests at risk during a major flood event,” it read.

“Evacuation from the land in the event of a major flood would be implemented in conjunction with a Plan of Management for the tourist development that would include bushfire, flood or any other emergency.”

The development would be the stage two plan of an already approved 2020 development consent and existing bed and breakfast.
