An $80 million development application lodged for a site a stone’s throw from Byron Bay’s bustling arts and industrial precinct has several well-known businesses already vying for a spot.
Sydney Developer Hannas is spearheading the commercial project, West Byron Industrial Subdivision, located near Bunnings on 294 Ewingsdale Rd near the Byron Bay Arts and Industrial Estate.
Byron’s Industrial Estate is located 1.5km from the CBD but has become a highly-sought after hub for both retail and hospitality operators in recent years.
The developer plans to provide potential businesses the opportunity to secure one or more of the 17 planned land lots.
Hannas CEO Danny Hanna said the Byron region presented a combination of a rapidly growing commercial sector, idyllic lifestyle and connectivity to Australia’s east coast cities.
“As the population has grown and more businesses are seeking larger spaces or looking to expand into Byron, there has been a lack of supply to cater to the needs of these businesses,” he said.
“We’re excited to help fill this void and alleviate any strain on the neighbouring arts and industrial estate.”
If given the green light, it will be one of the largest tracts of industrial-zoned land developed in the Byron Shire in more than three decades.
Hannas expects national logistics providers, owner occupiers, investors and those looking to develop industrial strata estates to express interest.
“Several well-known names in the logistics and trade space have already registered their interest ahead of the launch campaign,” a Hannas spokesperson said.
But they were tight-lipped on giving the Byron Shire News the names of interested businesses.
Lot sizes are set to be 1400 sqm to 5800 sqm across the 35,000 sqm site.
Colliers real estate agent Kath Vaubell, who has worked in the Byron market for more than 15 years, said there was pent-up demand for businesses looking to gain a commercial foothold in the area.
“With limited supply of available land coupled with the high demand for businesses to establish themselves in the Byron market, this project will provide options that historically have not been available,” she said.
“We are expecting solid interest from owner occupiers and developers as it is the first industrial subdivision to be serviced with roads, water, power and landscaping made available for a few decades.”
Colliers real estate Marlon Crawford said Strata developers had always had great success in the Byron Bay area.
“With no other land for sale, we are likely to see more premium Byron developments evolve here over the next few years,” he said.
Expressions of interest will close on April 30 and the Byron Shire Council has not yet approved the development application.
If given the green light, the developers are hoping to complete the project by early 2026.
