Byron Bay’s latest development claims top sustainability design in its $12 million proposal

From an EV charging station to smart appliances throughout, plans for a small eco-footprint apartment complex at a trendy North Coast seaside town are revealed.

The slew of new multi-use, multistorey developments in motion in the Byron Shire are changing the landscape of the quintessential coastal town, according to some locals.

Yet the latest offering aims to set the benchmark for all future mixed use projects.

A three-level development proposed for 9 Marvell St, a stone’s throw from the Byron Bay Bowling Club and a host of cafes and restaurants, would see eight three and four bedroom apartments overtop a ground floor of commercial tenancies.

The 1013 square metre site project will include a residents’ rooftop deck supporting a pool, sauna, productive garden, barbecue area and solar photovoltaic panels.

Australian research lab Finding Infinity were engaged to develop and document the environmentally sustainable design, stating in its report, the project “has the potential to offer better experience”.

“This project is an opportunity for leadership - to create an example that makes it easy for everyone else to follow,” the report states.

Calling the build “a finely tuned machine”, the report said it can be a place that’s easy for residents to have a positive environmental impact.

The development would see the demolition of the Byron Dive Centre - which operated in the township for more than 20 years.

The new apartments planned for the site would have an average size of 140 sqm.

A key feature of the proposed development is the inclusion of an EV charging station, with the possibility of more being added.

According to the report, electric vehicles will account for 50 per cent of new vehicle sales in Australia by 2035.

Spruiking sustainable features like mixed mode ventilation and organic waste separation, the proposed build will include:

  • High performance facade and considered orientation
  • Efficient lighting, appliances, equipment, and HVAC systems
  • 100 per cent electric, no gas connection
  • Heat pump DHW
  • Rooftop Solar PV
  • Imported GreenPower
  • EV charging and future-proofing
  • Smart controls and apartment kill switches
  • Efficient water fittings and fixtures
  • Rainwater collection and reuse
  • Recycled water connection
  • Zero-waste tenancy agreements
  • E-water systems
  • Non Toxic Construction
