HOTELS FOR SALE

Town: McKinlay
Price: $1.4m plus stock at valuation
Made famous by its appearance in the classic 1986 Aussie film, Crocodile Dundee’s homestead pub is looking for its next akubra-wearing owner, with a price guide of $1.4 million.
Located in McKinlay, 107 kilometres south of Cloncurry and 240 kilometres north of Winton, Walkabout Creek Hotel is set in the North West Mineral Province near a number of large mine sites.
Selling agent Michael Verständing of VZ Real Estate said that Walkabout Creek is a unique opportunity to purchase an iconic outback Aussie pub, and a piece of Australian film history.
“After almost 30 years in real estate I honestly feel any investment in real estate is a smart strategy, as I have seen prices explode since I entered the industry, with my first sale being a house at just $39,000,” Mr Verständing said.
“The beauty of a commercial hotel like the Walkabout Creek is you are not just buying land and buildings, you’re buying into a successful well established business with a fantastic lifestyle.”
Established in the 1900s, the famous Crocodile Dundee pub is situated in the township of McKinlay and includes drive-through caravan sites, accommodation, a manager’s residence and a caravan park.
Mr Verständing said that while tourism is the main source of income of the venue, workforce accommodation and meals support this income throughout the year.
“There is also a fair amount of commercial and residential real estate that comes with the sale of the pub, as well as a large amount of movie memorabilia that adorns the walls of the hotel,” he said.
“Visitors can even see the original Blue Bar from the film and Mick Dundee’s truck sits proudly out the front,
“Best of all its quite a profitable business too... I doubt you’d find anyone that hasn’t heard of Crocodile Dundee”
The low-set timber hotel includes 14 single rooms, four ensuite rooms, a public bar, pool room, kitchen and an iconic Australian ‘veranda out the front’.
In addition to the world-famous outback pub, the listing also includes a manager’s residence on the south end of the lot, as well as two caravan parks, an amenities block and additional accommodation.
