A luxurious Bondi Beach penthouse expected to sell for just under $15 million has hit the market in time to entice cashed up summer beachgoers.

Michael Pallier of Sotheby’s International Sydney said despite the auction date being set for February, he and fellow agent James McCowan were keen to test the waters while VIP visitors were in town.

“We thought this was a great time to go to market, just to see if there was anyone on holidays who would like to see it,” Mr Pallier said.

“It’s only just been finished after having a multimillion-dollar fit out put in. It’s a beautiful beach property,” he added.

The new three-bedroom penthouse sits on the top floor of Pacific Bondi, the $450 million development which includes 95 apartments, a QT hotel and prestige retail hub on Campbell Pde built where the Swiss Grand Hotel sat for decades. The beachside project was named Developer of the Year at the Urban Taskforce’s 2016 Development Excellence Awards in July of that year.

The complex hit the headlines when in 2014 one of the “Lighthouse” apartments in the Pacific Bondi netted developers Allen Linz of Rebel Property Group and Eduard Litver of Capit.el Group $25 million - the most every paid at the time for an apartment in Australia. That sale was linked to the former CEO of Multiplex Andrew Roberts.

The former record was set in 2013 when boutique investment fund manager Will Vickers paid $21 million for two adjoining off the plan apartments at Pacific Bondi.

In July 2017 it was revealed that mining magnate Gina Rinehart’s daughter Ginia snapped up another Bondi Pacific penthouse for $14.8 million.

“Since this was the last comparable sale, that’s the best price guide we have to work with,” Mr Pallier said.

Although most residents moved in to the contemporary complex more than two years ago, the just listed 317sq m apartment with sweeping views of Australia’s most famous beach, was left as a shell by the developers and the empty unit was reportedly purchased back in March 2017 for $8.3 million by an unidentified Canadian buyer.

It has since been fully transformed by Redgen Mathieson architects.

“It’s an incredible beach apartment and the finishes are just amazing. There are plenty of firsts in this apartment,” Mr McCowan said.

Some of those interior design firsts include an internal foot washing bay upon entry to the penthouse - a necessary luxury when the sand is just metres from the front of the building - plus imported Axor accessories in each of the three futuristic bathrooms.

The palatial beach pad also has a gourmet black granite kitchen with premium appliances such as a Sub Zero fridge and freezer, a wine cabinet, two Miele dishwashers, Gaggenau ovens and an espresso machine.

The landmark building also has a six star resort-style services, a 24-hour concierge and sought after restaurants, cafes and Woolworths on the doorstep.

To make the most of the multimillion-dollar beach vista the architects employed a sophisticated glass sliding door system by Vitrosca of Switzerland enabling a seamless flow between the open plan indoor living spaces and the 80sq m of terraces.

Other designer touches include Terrazzo polished concrete floors, a hidden study, pergola with outdoor heating and sound system, a state of the art outdoor kitchen and direct lift access from undercover parking for two cars and a storage room.

The landmark building also has a six star resort-style services, a 24-hour concierge and sought after restaurants, cafes and Woolworths on the doorstep.
