Local buyers are snapping up beachfront apartments within the Gold Coast’s Jewel Residences, after first testing the lifestyle on offer in the development’s award-winning hotel.

Local buyers are flocking to snap up luxury beachfront apartments within the Gold Coast’s Jewel Residences, after first being able to test the lifestyle on offer in the development’s award-winning hotel.

The opulent The Langham hotel has quickly secured itself as one of the region’s favourite hotels among the wealthy since welcoming its first guests in mid 2022, winning Australian Hotel of the Year less than 18 months later among a slew of other prizes.

Many guests who enjoyed their stay and the proximity to the beach have gone on to secure a residence within one of the two glimmering towers that flank the hotel, aptly named after gemstones.

It was a strategic play by owners AW Jewel to offer a limited release of the apartments to the market after the global hotelier established its operation, explained the managing director of TOTAL Property Group, Adrian Parsons.

“The Langham Gold Coast has been a phenomenal success and the people that are coming, they’re just loving the hotel,” Mr Parsons said.

“People come and enjoy their stay and they say to us, ‘Wow, this is really special’. Off the back of that experience, they move to purchase a residential property in the Jewel towers.

“It’s so rare that you can actually go and try and work out what you like.” The latest selection of 15 absolute-beachfront private residences from the premium Diamond Collection will hit the market in March.

Positioned within the 34-storey third tower, which encompasses a total of 108 apartments, bespoke elements in each apartment correspond to the unique diamond-shaped building’s structure, which means no two floorplans are the same.

Residents have access to a team of concierge service staff, who not only greet visitors and accept deliveries, but also offer elevated lifestyle experiences by organising restaurant and event bookings, catering, in-house chefs, and domestic tasks such as laundry and dry cleaning, floral arrangements and apartment cleaning.

Owners also have access to state-of-the-art wellness facilities located within The Langham, including a 20m indoor magnesium swimming pool and a fully equipped gymnasium with sauna overlooking the beach.

Prices start at $1.6m for a super-sized one-bedroom unit and range up to $7m for a three-bedroom apartment.

The slow-release marketing method has proved popular within the project.

The first release of 40 apartments within the north tower – the Sapphire Collection – sold out in just two months after “phenomenal” interest from buyers.

Through 2023, 100 residences were taken to market and sold in deals worth $200m collectively.

Appetite is also broad. Half of the buyers have been local to the Gold Coast and Brisbane while just over one-third hail from NSW, with great interest from Sydney’s eastern suburbs and Northern Beaches attracted by the short flight. Victoria represents 12 per cent of buyers, while 3 per cent were based overseas, largely in Europe.

Mr Parsons said the Gold Coast had matured in recent years in response to the Covid boom, with buyers in the upper price bracket increasingly wanting high-end beachfront properties along the coastal strip.

The wishlist has changed to reflect this, with a greater focus now being placed on amenity, such as swimming pools and day spa experiences, and connectivity to shops, restaurants and bars.

“The Gold Coast market has changed significantly in the past three years, and a lot of people are coming who may not have visited for a few years and they’re discovering that it’s matured,” Mr Parsons said.

“They’re not just wanting an apartment any more, they want to have an immediate connection to lifestyle.”
