The company bringing another residential tower to Wynnum’s growing development scene

Another large residential tower is on its way to Brisbane’s bayside as developers jump at the chance to be part of one of the city’s hottest development areas. See why demand is so high.

A major Brisbane developer behind projects all across southeast Queensland has revealed why developers are flocking to the city’s bayside as he prepares to build another residential tower in the area.

Nick Cave, the managing director for Tingalpa-based company Niclin, will start construction on a $5 million, five-storey residential project at 11 Drayon Tce, Wynnum by August this year.

Niclin bought the property with an existing development approval in 2017 but last month resubmitted a proposal to the Brisbane City Council.

Mr Cave said the new application focused on improving internal layouts and the facade design as well as increasing landscaping treatment throughout the floors.

The development, featuring 16 two-bedroom apartments, will be Niclin’s third in Brisbane’s bayside after completing a unit complex on Stratton Tce in Manly in 2015 and Highpoint, a 26-unit project on Chestnut St, Wynnum in 2017.

Mr Cave said the increase in lifestyle offerings on Brisbane’s bayside – from new cinemas to a booming restaurant scene – created more demand from developers to come to the area.

“Wynnum is generally a tightly held area for development therefore the available new stock coming to market is low compared to demand,” he said.

“The area has seen great amenity improvement over the past decade with a vast array of dining and lifestyle offerings along all with the benefit of living on the bay.

“We are seeing high demand for rentals and the returns for investors allow for solid returns.”

The project on Drayton Tce is scheduled to be complete by March 2023 and Mr Cave said the development would be something the area could be proud of.

“The local community still expects a high level of finish and amenity to locations where water views are not achievable and we are working towards setting a new standard for two bedroom product for the immediate area,” he said.

A small weatherboard house, which currently sits on the site of the development will be demolished to make way for the project.

The application is still being assessed by council.
